The city of Dakar is outstanding for its exceptional geographical situation on a peninsula and for its modernity, with an important patrimony of high-quality modern architecture built in the 1950s.
The project stands opposite Kermel Market, an historic spot in Dakar city centre. It posits a mixed program of retail, leisure facilities, a hotel and events center superimposed on each other from the ground to the fourteenth floor and on top of two basement parking levels.
The first four levels occupy the piece of land between Avenue Sarraut and the market square. On the ground floor, retail units, the brasserie at the angle and the hotel lobby create transparency, views and passages to the market from Avenue Sarraut. The restaurant, on the first floor with a vast open terrace, offers a privileged view over the square.
Above the fourth floor the building rises in a bar-shape containing the hotel and the panoramic restaurant. Drawing inspiration from the modern buildings widely constructed in Dakar, the rooms are spacious, almost squared, with great openings to a two-meters wide balcony –veritable extension of the room and casting shadows over the façade- planted with rose-trees or bougainvillea. As a result, all the rooms enjoy a panoramic view of the sea and the city.

La ville de Dakar est marquée par sa situation géographique exceptionnelle de presqu'île, et par sa modernité avec un patrimoine important d'architecture moderne de grande qualité construite dans les années 1950.
Le projet fait face au marché Kermel, lieu historique du centre ville de Dakar. Il propose un programme mixte de commerces, loisirs, hôtel et centre de conferences, superposés du rez-de-chaussée au 14éme étage, sur 2 sous-sols en parking.
Les quatre premiers niveaux occupent l'emprise de la parcelle entre l'avenue Sarraut et la place du marché. Au rez-de-chaussée, les commerces, la brasserie dans l’angle et le hall de l’hôtel créent des transparences et des passages vers le jardin intérieur et le marché depuis l'avenue Sarraut. Le restaurant, au premier étage offre une vue privilégiée sur la place, depuis une grande terrasse qui permet profiter de la fraîcheur du soir.
Au-dessus du quatrième étage, l'immeuble s'élève en forme de barre, contenant l'hôtel et le restaurant panoramique au dernier étage. S'inspirant des immeubles modernes largement construits à Dakar, les chambres sont spacieuses, presqu’e carrées avec des large ouvertures sur un balcon de deux mètres de profondeur –extension de l’habitation et ombre portée- agrémenté de jardinières de roses ou bougainvilliers. Toutes les chambres profitent d’une vue panoramique sur la vue et la ville.
